TERMS AND CONDITIONS

DIRECT BOOKINGS:

When booking direct, either via the website, by phone or email, you will automatically be getting a discounted/best price.  When booking via Booking.com (OTA - Online Travel Agent) the prices are higher to cover their commission costs.

ONE NIGHT BOOKING:

Due to the high level of work and cost, with the greatly increased costs, in washing, drying, ironing and cleaning the rooms and bathrooms and the un-eco friendly element, One Night Bookings will be subject to a surcharge of £20 on the standard 2+ night (per night) booking fee.

CHECKING IN / CHECKING OUT TIMES:

Check In is between 4:30pm and 6pm.      Check Out is by 9:30am

BOOKINGS  (Irrespective of Terms and Conditions of Booking.com, my T's&C's must be followed to secure your booking):   

The definition of a 'confirmed booking' is: Date(s) and Room(s) are blocked by your booking, so no other party can book the same (whether carried out by guest or me on the guests behalf).  Irrespective of whether payment and receipt of a deposit is/or is not paid/received does not change this definition.

Thus your 'confirmed booking' by telephone, website or OTA, means you have entered into a legally binding 'contract' irrespective of whether you have read these Ts and Cs.

If booking via an OTA (Online Travel Agent), if any of the details provided - name, address and mobile phone number are not valid (and they are checked) the booking will be rejected and entry will not be allowed.  If a third party books on the behalf of another, if they put their details in, and not those of the traveller, the booking will be rejected.  If there is no response to messages via OTA platform, again the booking will rejected and entry will not be allowed.

Bookings via OTAs : On occasion Full Payment will be due at time of booking.  This will be irrespective of the Ts and Cs I am forced to accept from the OTA.  This is my business, not the OTA's.  If the full payment is requested, failure to pay the full amount will invalidate the booking.

For all bookings, direct and via OTA, the first nights stay will be a Non-refundable deposit, to be paid at time of booking.

 

Failure to call to cancel the 'confirmed booking', leaving dates and room 'blocked' by your reservation will mean the Cancellation and No Show conditions will come into play, this is irrespective of whether the required non-refundable deposit was paid.

Cancellation of bookings must be made in writing, either by text or by email.  Failure to cancel in this manner may mean you will still be liable for the cost of the reservation.

​

All payments must be paid by bank transfer, bank details will be provided at time of booking. 

​

If there are any issues with your stay, or your room, please contact me immediately so I have a chance to rectify any problems,  Highlighting problems after Check-out will mean a refund or part refund, will not be forthcoming.

​

Not reading or formally agreeing to these Terms and Conditions does not mean they are not applicable.  They are applicable the minute the room is booked and blocked for anyone else to book, including when I book out the room on your behalf

Deposits are non-refundable.

Bookings are on a per room basis.

​

Breakfast is served, strictly between 7:30am and 9:00am in sittings.  Menu's are provided to order what you want the night before, to give me a chance to purchase any items I will need the next day.  If there is an intention to leave earlier than 7:30am, for any reason, a variety of cooked items, cooked the night before, can be made available and left in the guest fridge, along with cereal and milk, which can then be used to make up your own 'take out' breakfast.

Fresh Fruit Salad: due to the very high cost of fruit and the amount of wastage, I can only offer this as a menu choice in June, July and August and only if the booking is 3 nights or more, and both guests want the Fresh Fruit and it is ordered it every day.

​

Please Insure your stay with a reputable insurance company against cancellation and curtailment, including reasons relating to COVID-19, as your booking is a legally binding contract, being unable to come due to COVID infection, or any other reason, will still require payment for your stay.

​

Any issues that give you problems to travel, car breakdown, transport cancellations etc., does not mean a reduction in price or that a refund is forthcoming.  I will always happily provide any payment evidence needed for any of your insurance claims.

​

MOBILITY FACILITIES (Physical and/or Mental impairments):   

The B&B has some facilities for those less mobile. 

A Ramp up to the front door. 

Minimal step over the threshold.

Thick carpet throughout the B&B.

All Guest areas on the same ground level.

Booking MUST BE for Room Thistle. 

If those with mobility issues book Cornflower, and arrive showing mobility issues, if Thistle is not available Guests will be asked to leave as they will not be complying with the Scottish Short Term Let Licencing Fire Safety Regulations.  No refund will be given.

Room Thistle is right by the front door.  The private bathroom across the hallway has a bath, with a door into it, and over bath shower.  If required a simple winch strap can be made available to raise or lower into the bath.

If a bath chair or stool is brought, it cannot damage the bath in anyway, and using one will be entirely at the guests risk.  Guest will be liable to pay for any damage caused in its entirety.

There is a deployable handle by the toilet, which has a standard height seat.  If a toilet raiser is brought and used, it is at the guests risk and cannot damage the toilet.  Any damage caused will be charged to the guest.

Anyone booking and staying at the B&B, who has mobility or mental impairments does so at their own risk.

Leaving lights on, excessively, there will be an additional charge. i.e. leaving hallway and/or lounge lights on all night, there will be an  additional charge).

If a guest requires assistance to keep them safe, or to provide drinks and meals outside breakfast, they must have someone provide that themselves.

The B&B owner is not qualified, physically able or personally insured to provide any assistance to those with mobility (or mental) impairments.

Booking at the B&B is just for Bed and Breakfast.  Providing 'caring' assistance is entirely down to the guest(s).

KEYS::

Should the room and front door keys be lost or misplaced, or inadvertently taken home, there will be a charge of £25.00 for the keys and key ring to be replaced, if they are not immediately returned.  I reserve the right to charge the full cost if the lock(s) have to be changed (for the non-return on the keys), including the re-cutting of all the new keys that would be required.

PAYMENTS  OTA:

When booking by Booking.com full payment of your visit is due to be paid to me, preferably at time of booking. I then pay back the commission due.

​

CANCELLATION or NO SHOW (failure to arrive within the Check-in time, or by a time agreed or no contact):

If any booking is cancelled less than 14 days before arrival then a charge equal to the full booking amount due (if not paid at time of booking) and is Non-refundable.

If the booking is cancelled 14 days or more before arrival then the amount paid (if paid at time of booking) will be refunded, minus the first nights stay non-refundable deposit.

After arrival should there be a need to curtail your stay, for any reason, the full amount paid will not be refunded in any part.

After you make contact and cancel your booking, if any or all of your dates are re-sold, you may be entitled to a full or partial refund (minus the Non-refundable first night stay deposit).

​

In the event of a No Show, the full cost of the booking will be due, or if already paid, will not be refunded in any part.

​

Cancellation of bookings must be made in writing, either by text or by email.  Failure to cancel in this manner may mean you will still be liable for the cost of the reservation.

GUESTS BRINGING DOGS:

There is a £5.00 per day per dog charge.  No more than 3 dogs can be brought by one set of guests.

If there is a need to cancel, including any reason relating to the dog(s), the information relating to Bookings and Cancellation/no show will be invoked..

If the dog damages any items in the B&B, chewing, scratching, soiling where marks cannot be removed, the owner/guest will be charged to cover the cost of fixing or renewing said items.

No dogs in the dining area, during breakfast service. Please leave in room (in a crate) or your car.

When dogs are outside the guests room, they must be on a lead at all times.

Should other guests staying not wish the dogs to be in the guest lounge or guest sunroom, their wish takes precedence.

Apart from during breakfast, dogs are allowed in the communal areas, subject to other guests wishes.

Dogs must not be left at the B&B, for any reason, whilst the owners go out, for any reason.

EXCLUSIONS:

No smoking, e-cigarettes or vaping in any areas, this includes the bedrooms, bathrooms, guest lounge, sun room and out of the windows.

Absolutely NO food or drink to be consumed in the bedrooms (other than tea and coffee provided), please use the dining area. If glasses, plates and cutlery are required, please ask.  If, when the room is changed and food debris, food packages, drinks cans, wine bottles are found a charge maybe made.  If any bedding or towels are soiled due to food or drink a charge may be made.

CAR CHARGING: No charging of electric vehicles is permitted, due to the high risk of fire.  There are charging points down in the Harbour car park.

MOBILITY SCOOTER BATTERIES: Charging can only take place, in the garage, whilst a person is physically present during the charging.

E-BIKES:  Charging can only take place, in the garage, whilst a person is physically present during the charging.

VAPES: Charging can only take place whilst a person is physically present (and awake) during the charging.

The rules relating to the charging of lithium ion batteries is part of the Short Term Let Licence and Fire Safety Regulations. 

The Owner reserves the right to refuse the charging of lithium ion batteries.

MAKE-UP/HAIR DYE/FAKE TAN:

In each room there is a bottle of Micellar Water and cotton pads to remove make-up.  Please use these to remove ALL make-up and fake tan before using the flannel and white towels.  If you need more, please ask.  DO NOT USE THE WHITE TOWELS TO REMOVE MAKEUP OR FAKE TAN,  If they are, there will be a charge of £10.00 per towel soiled.

HAIR DYE:  If you have dyed hair, please bring your own hair towel.  DO NOT USE THE WHITE TOWELS TO DRY DYED HAIR.  If your hair dye, marks or stains any bedding or the towels there will be a £10.00 per item soiled charge.

Please be honest if you soil any of the bedding or towels.

DISCLAIMER:

All reasonable efforts have been made to ensure the safety of my guests and members of their party.  I cannot accept any responsibility for injury, illness, loss or damage to any persons or their property, however so caused. Guests stay at their own risk. Guests park their vehicles at their own risk.

All reasonable efforts have been made to ensure that heating, hot water, electricity and Wifi are available at all times, however if an issue arrives, out of my control, whilst all efforts will be made immediately to restore the facility, I cannot be held responsible for 'acts of god' and no refunds will be made available.

​

ALLERGIES and DIETARY REQUIREMENTS:

It is the guests responsibility to inform me if there are any issues relating to allergies, as soon as possible.  Every effort will be made to cater to any allergies.  

If you have special dietary requirements please let me know 48 hours prior to your arrival, otherwise I may not be able to purchase the necessary items locally at short notice.

COVID-19:

Every effort will be made to keep all facilities available, but due to constantly changing guidelines, some changes may be made at the last minute.  Please also read the page specific to Corona virus Terms and Conditions.

BEING ENVIRONMENTALLY RESPONSIBLE (me and guests):

To try and do my part to minimise the impact on the planet I endeavour to carry out the following:

SMALL TOILETRY BOTTLES:  I re-use the small toiletry bottles (they are sanitised between guests), SO DO NOT TAKE THEM WITH YOU.  If you do, you will be contacted and asked to post them back at your expense.

KILNER BOTTLES:  The small (and large bottles) I use for juice and milk are re-used.  DO NOT TAKE THEM FROM THE B&B.  If you do you will charged for replacements, or you must post them back (if they break in transit you will be asked to reimburse the cost of replacement).

CUTLERY:  Under no circumstances is any cutlery to be removed from the B&B - these are tools of my trade.

CUT GLASS BOTTLES: These hold Garnier Micellar Water Make-up remover.  Also supplied are Cotton Pads for make-up removal.  Please use to remove all make-up prior to using the white towels.

SMALL GLASS ATOMISER:  These hold Lavender and Geranium scent to lightly spray pillows and room to aid sleep.  DO NOT TAKE THESE FROM THE B&B.

ROOM SERVICING:  To preserve your privacy I do not service the rooms during your stay.  If you need more Loo Roll, Tea, Coffee etc, fresh mugs or glasses please just ask at breakfast.

TOWELS AND BEDDING:  To save energy and be more eco friendly, towels and bedding will not be changed during your stay, unless you are staying for 14 days, when the bedding and towels will be changed at 7 days.  Please use the heated towel rails to air and dry your towels during your stay.
